- Armstrong
Tract on the north side of Interstate-80 overlooks Donner
Lake. Home prices range from $300,000 to $600,000. This area has been
growing, and is a local favorite.
- Cambridge
Estates a newly subdivided area in Glenshire with one acre
home sites priced from $250,000 to $350,000. New homes are available
in the $700,000 - $1,000,00 price range.
- Central
Truckee the heart of historic Truckee offers charming, old
fashioned neighborhoods with a variety of home styles - mountain,
chalet, ranch and victorian. Prices range from $400,000 to $2,00,000.
Most homes are walking distance to town or shopping.
- Donner
Lake Lakefront homes start at $1,500,000, and range in price
to $3,000,000. Lakefront homesites start at $800,000. Lake view lots
are priced from $250,000 to $350,000, and are one or more blocks from
the lake. Lake view homes are priced from $600,000. The west end of
the lake has older, rustic cabins priced from $350,000. The condominiums
around Donner lake run from $200,000 to $500,000 and have associated
condo fees. There are many beautiful new homes being built at Donner
lake starting in the $800's. This is a fantastic year round rental
income area.
- Donner
Lake Woods, located at the west end of Donner Lake, offering
46 scenic homesites adjacent to Summit Creek. Eighteen lots are creekside.
New homes are now under construction.
- Donner
Summit is close to the ski resorts of Boreal and Sugarbowl.
Serene Lakes is the largest subdivision on the Summit. New homes are
available from $600,000 to $1,000,000. Also on the summit are the
communities of Norden, Soda Springs, Kingvale, Pla Vada, Rainbow,
and Cisco Grove. The homes in these areas range from $350,000 to $850,000.
- Glenshire
is conveniently located minutes from Truckee and only 25 minutes from
Reno. Glenshire now offers amenities including a swimming pool, clubhouse,
tennis courts and riding trails. Homes range in price from $450,000
to $1,000,000. This is a low snow load community.
- Gray's
Crossing, Lots start at $180,000 and homes are available
from $1,250,000.
- Juniper
Hills/Juniper Creek just beyond Glenshire, this area consists
of large 20-40 acre parcels. Large custom homes are built in these
areas, and are in the $750,000 plus price range. This area is remote
and winter access is limited.
- Lahontan,
Truckee's only private residential golf club community is made up
of 800 acres dedicated to open space. Homesites start at $200,000.
Homes are available from $1,500,000 to $5,000,000. Golf membership
is only available to property owners. Lahontan is located just off
Highway 267 conveniently near the Truckee airport.
- The Meadows,
adjacent to Glenshire features 5 acre minimum parcels. Developed homes
range in price from $800,000 to $2,000,000. This prestigious, gated
community is a short commute to Reno with some homesites offering
great views. This is a low snow load area.
- Northstar-at-Tahoe,
a four season resort community, Northstar-at-Tahoe is largely an area
of vacation homes. Developed properties start at $800,000 to $4,500,000.
Condos range from $600,000 to $2,500,000. Amenities include an 18-hole
Golf Course, driving range, cross country ski center, down-hill skiing,
swimming pools, sauna, spas, weight room, tennis courts, equestrian
center, conference center, restaurants, and shops.
- Old
Greenwood, just North of Truckee on Highway 89, is an
exclusive golf community with only 99 lots available from $200,000.
Homes are available from $1,400,000. Fractional ownerships and condominiums
are also available.
- Olympic
Heights, located between downtown Truckee and Glenshire,
homes prices range from $400,000 to $550,000. Many homesites offer
panoramic views.
- Pine
Forest located west of Hwy 89N, just north of downtown Truckee
near the new elementary school. Homesites start at $290,000. There
are several new homes going in starting at $900,000. There are no
additional amenities associated with Pine Forest.
- Ponderosa
Ranchos/Martiswoods Estates homesites in this area are one
acre or more. The neighborhood features prestigious, upscale homes
ranging from $600,000 to $1,800,000. Most sites are wooded and some
have mountain views. Ponderosa Ranchos is zoned for horses. These
areas are close to the Truckee airport, Northstar, and downtown Truckee,
and are considered low snow load areas.
- Prosser
Lake Heights consists of 1/2 acre plus parcels priced from
$350,000 to $400,000. Developed properties range from $550,000 to
$750,000, and have mountain or lake views. This area is just minutes
from downtown Truckee up highway 89 North.
- Prosser
Dam Road/Pannonia Ranchos three plus acre parcels with prices
ranging from $450,000 to $500,000, the developed sites in these areas
range from $500,000 to $900,000. Properties also are on septic, zoned
for horses, and are close to Prosser Lake and downtown Truckee.
- Prosser
Woods Estates Newly subdivided, these 5 acre parcels range
from $495,000. Underground utilities have been installed in this beautiful,
private, forested setting. Custom homes are under construction. This
area is on septic.
- Russell
Valley This is a more remote area with 5 acre plus parcels
ranging from $250,000 to $399,000. Winter access is limited.
- Sierra

in Sierra Meadows/Ponderosa Palisades include a swimming pool and

- Squaw
Valley USA/Olympic Valley just 8 miles south of Truckee off
of Highway 89S, Squaw Valley is a world famous ski area and the site
of the 1960 Olympic Winter Games. Homes in this area range in price
from $750,000 to over $5,000,000. Squaw Valley USA offers many recreational
activities aside from skiing, including: an Olympic size ice rink,
High Camp Bath and Tennis Club, and more.
- Tahoe
Donner® is a four-season resort community of approximately
6000 acres. Parcels average 1/3 acre and start at $175,000. Approximately
20-25% of the homes in Tahoe Donner® are owned by permanent year-round
residents, with the remaining used as vacation homes. Home prices
range from $450,000 to $2,500,000. Amenities include an 18 hole PGA
rated golf course, driving range, a world class cross country ski
center, intermediate-level down hill skiing, a private beach and boat

Estates just west of Donner Lake is a gated community of
